The recent passage of HR 4173 may spell the end of creative real estate using land contracts, wrap around mortgages, contracts for deeds and lease options unless the investor is willing to become a licensed and federally regulated loan originator.

CWBC Premium Members G. Taylor and G. Zecharia received an accepted offer from homeowner to share 49% equity of a home in Wilton Manors, Florida valued at approximately $282,000. The property is currently overencumbered with loans totaling $500,000. G. Taylor and G. Zecharia will attempt to free the property of all liens using the LFC mortgage settlement administrative process and sell the property as close to fair market value as possible for a net profit of approximately $141,000.  (Sales profits are contingent upon the successful removal of liens and a free and clear title.)
