July 20, 2010- “Have 3 properties in litigation right now after completing the original LFC process. Have 3 negative avertments curing which I will pass to Ed Maggio for collection soon. I have retained services from Ed Maggio to consult and teach my local attorney on the litgation strategies. I have completed SPC and Tims bonding process through Susan Estes. I have 6 properties which I will run the new quick process on in the next month. So I am seriously using the LFC program and implementing everything.
My goal for this year was to acquire 14 properties around the average market value of $100,000. Then, i would run the process on all 14 properties correcting course along the way as new developments happen and personal knowledge and experience increases.
So far since January 2010 I have purchased 7 properties “subject to.” I have them rented and am lining them up for the process. I am also joint venturing with homeowners with Dave Salcidos Shared Equity format.
I already had 8 properties before this year. Alot of implementation and time has gone into these processes. Its worth the stretch because these processes are game changers. NOt sure how long this window of opportunity will last, but I am gonna keep hitting it till I have more money than I need, as Dave says. I figure if I have 14 properties free and clear that well over a million in equity. Probably cash out half and hold half for cash flow. Then keep going.
